Build a sphere that sends you listings
By Andy Mazzolini
Every agent knows the line: your database is your business. Then most of us let that database sit untouched for months at a time and wonder why the listings dry up. The sphere is the most reliable pipeline you will ever own, and it is the one we are quickest to neglect.
The pipeline you already own
Cold leads are expensive and skeptical. The people who already know you, trust you, and have done a deal with you are neither. They are the most likely to list, the most likely to refer, and the cheapest to reach. A handful of past clients selling this year is worth more than a hundred portal leads, and you already have their numbers.
Why it goes cold
The sphere goes quiet for one reason: staying in touch with hundreds of people, thoughtfully, on the right week, is more than a busy agent can hold in their head. So we batch a newsletter once a quarter, feel guilty, and move on. The relationship that should have produced a listing fades because nobody was watching for the moment it was ready.
Equity and life changes are signals
A sphere is not a static list. People build equity, refinance, change jobs, outgrow a house, or hit the point where the numbers say it is time to sell. Each of those is a signal that a listing conversation is timely. The agent who notices first gets the call. The trick is that noticing, across your whole database, is not realistic by hand.
Let the system watch so you can show up
This is where the work should be automatic. Give every contact a running home value report, let the system watch for the equity and life changes that say someone is ready, and surface them to you the moment the timing is right. Your job shrinks back to the part only you can do: making the call, having the conversation, and winning the listing. The watching runs in the background. You just show up at the right time.
